The current volume of planning applications and decisions in the PWRA area can make it challenging to keep up with what is being proposed for our area. Consequently the PWRA Planning Officer now prepares a summary of planning activity in our area so we can more easily track this, and determine the action we will take for new planning applications.

We believe that this will also be useful for members and publish it here so YOU can quickly see what we believe to be the most significant planning matters in the PWRA area, the actions we will be taking / have taken, and enable members to take their own actions (eg objecting or supporting new planning applications).

Please do read through this Planning Summary, and we strongly urge you to also take the actions that we at the PWRA will be taking (see Objection reasons in RED INK) in response to the new applications listed.

114 Brighton Road (Ref: 22/03998/FUL) Change of use to a café at ground floor / salon at basement level.

5 Purley Road (Ref: 22/03183/FUL) Change of use of first floor of Walsh Jewellers to a 3 bed maisonette.

Applications Refused

3 Church Road (Ref: 22/02115/FUL) 4 bed house adjacent to existing. Comment: Reasons for refusal: i) Out of character; ii) Unacceptable impact on the privacy and amenity of neighbouring property; iii) Unacceptable impact on protected trees.

5 More Close (Ref: 22/01219/FUL) 9 flats. Comment: Reasons for refusal: i) Out of character ii) Highway concerns

25 Pampisford Road (Ref: 22/01692/FUL) 6 flats. Comment: Reasons for refusal: i) Out of character ii) No agreement to mitigate impact of development (presumably a reference to a S.106 Agreement)

Significant New Applications

14 Oakwood Avenue (Ref: 22/04673/FUL) 2 houses (1 x 4 bed, 1 x 5 bed) with 3 car parking spaces (although 4 are shown on plans). Comment: This property has submitted an appeal against the refusal of permission for 18 flats. This would seem to be a ‘plan B’ if the appeal fails. Propose a neutral stance.

52 Woodcote Valley Road (Ref: 22/04545/FUL) Change of use from house to day nursery. Comment: This property is immediately next door to the existing Woodcote Day Nursery on the corner of Woodcote Valley Road and Monahan Avenue. Propose a neutral stance, although there may be concern about traffic levels and movements with two nurseries being adjacent to each other.
